Carpets....dont use Stanley Steamer. Had 2 really bad experiences with them (1 was our house and 1 was a rug they took and did for my mom).

Financials - i would suggest go with a local smaller bank or just go to a mortgage lender that can shop around rates and fees. Pick the cheapest because they all do the same things. Just watch for hidden fees and compare fees between them. I used Citizens Union Bank for both my home purchases.

Roofing - is a craps shoot IMO. Especially with all the storm damage we just had. There will be fly by night roofers all over looking for insurance work. If possible and as a huge selling point have an insurance adjuster come check your roof. You might be able to get it replaced , at the cost of your deductible of course. But its a great selling point and you can up your price to cover your out of pocket expense.

Financials-- I used Quicken Loans to refi my house, I told them my terms were no appraisal being done and no one coming to my house...if they could meet that and lower my rate...we would deal. It was very easy once they found what I needed. Everything was over the computer and for closing we just met their rep somewhere for 15 minutes. They have tons of loans and loan types. I have some coupons for like 1000 dollars off loan fee I think.

Roofing- replaced ours last year and they were all messican, they did great work but doubt they will come to Louisville.

CUB bank was awesome to deal with, PNC (who I've banked with for 24-25 years now) mortgage was freaking awful to deal with!

I just used Century Mortgage to close my new house. He seriously helped me a LOT with all the complications with the buyers. Got me extensions that I shouldn't have been able to get at no cost.

He also did our roof(and the whole family), and helped me take care of some minor issues before I sold my house. Worth the call and trustworthy. Roofer -

We have used Kentuckiana Roofing for 30 years. Two houses and big ass garage and gazebo. Multiple times. ALWAYS great to deal with. Just this week I had the old part of my house done plus said big ass garage, and the herblady next door had some work done at the same time on her house and gazebo. They show up when they say they will, do a good job of not destroying the yard, clean up when they are done and fair pricing. Very happy with them.

One time 20 years ago, when they were doing the roof on the garage the last time, the person ordering the shingles ordered the right color name from the wrong manufacturer. NOT the same color as what we needed. They took the brand new roof off and put on the right color from the right manufacturer. This is a six car garage, so it is not any old small area roof, and they made it right. THAT is the measure of a good company.

If they want to know who recommended them, use Karen Kremer's name. Since she is retired and I work all the time, she made the phone calls and arrangements.

Highly recommended.
